Privacy Plus - Bargain Big Bush Property With Sheds And Caravan
If off the beaten track (but still reasonably close to Adelaide), privacy, lots of space and lots of trees is your thing, then this is the block for you. This very reasonably priced huge property is just a couple of hours drive from Adelaide's northern suburbs.

I purchased this 473 acre block just over a decade ago originally to carry out an eco-friendly enterprise, but alas it wasn't to be and now it's time to move on.

The shed area offers great privacy, but if you ever get the feeling you're being watched, it's not humans - it's probably emus. I've had them literally on my doorstep on a few occasions.

The new owner will also have kangaroos, echidnas, dragons, goannas, sleepy lizards and a variety of bird life for company.

The block is just over 2 kilometres long by just under 1km wide.

The dam on the property is often dry (as it is at the moment), but after particularly heavy rains it turns into more of a small lake, attracting even more wildlife.

There are kilometres of tracks throughout and the block is fairly level, so it's an easy and pleasant walk.

In addition to hundreds of acres of mallee, there are a couple of large open areas populated primarily with bluebush.

There is some Telstra mobile reception at the shed area and internet access if a dongle and notebook computer is used in association with an external antenna on the shed. Mobile reception is patchy on other parts of the block.

- A Council-approved 6m x 6m colorbond shed with 3m x 6m verandah, both with concrete floors. Very private, can't be seen from any boundary. Very solid construction.

- Potbelly stove in large shed.

- A 5m caravan in fair condition, but clean. It has a double bed with a mattress that was never used (I used to camp out in the shed).

- 2 x 120 watt panels (battery and regulator need to be replaced)

- 2 x 2.4m x 2.4m colorbond sheds for additional storage

- 9,000 litre poly water tank

- 1,000 litre gal water tank

- More mallee trees than you can poke a stick at.

The block is situated approximately 25km east of Robertstown and 20km north of Bower. Access is fine in most conditions assuming a suitable vehicle.

Robertstown is the closest town with services, including a general store, pub and petrol station/mechanic.

As to whether you can build a residence on the block, it is zoned enterprise; meaning that something such as a caretaker's residence can be built in association with a suitable enterprise, subject to Council approval.

I'm hoping this special piece of Aussie bush will create as many fond memories for its new owner as it provided for me.
