UNBELIEVABLE LOCATION - RARE OPPORTUNITY
ABOUT CATALINA LODGE
Steeped in history, Catalina Lodge was built in 1938 in the design of a South African hunting lodge for the Department of Defence to use as an aerodio station. It became the base for the RAAF Catalina Squadron during WWII.
The lodge has had many owners over the years including Reg Ansett of Ansett Airlines, who opened it as the original Karumba Lodge.
The current owners purchased the property in 2014 and have been working on renovating the premises as it was in a state of disrepair. Someone with vision now has the opportunity to take on this project and start something special!
Catalina Lodge is a 10-12 room property, all with ensuites (under renovation), located in the heart of Karumba in Queensland's Gulf Country.
The property has a current development approval for two potential uses:
Motel (including a restaurant);
Minor tourism accommodation for up to twenty people
The property is located at 36 Yappar Street Karumba -
Frontage to Norman River;
in the heart of Karumba township;
very close to the boat ramp;
close to town's shopping centre, including bakery and café;
next door to the Karumba Lodge Hotel, so drinks and meals are within 50 metres;
just up the road from the new world class Barramundi Discovery Centre that will be a major national and international tourist drawcard;
on the doorstep of Delta Downs which is developing its potential for indigenous and nature-based tourism;
close to Centerary Zinc port operation that has recently re-opened
The massive deck overlooking the Norman River has spectacular views up and down the river and is a perfect spot to enjoy Karumba's famous sunsets in private.
While the uses have not commenced, the approvals have cut the red tape and will allow a smart investor to commence operating relatively quickly to begin getting a return on the investment.
The approved site plan also allows for the construction of additional buildings/rooms on the lot, subject to the normal building application process.
Combining accommodation with a fishing charter business
The Lodge could be operated as a B&B, a motel with or without a restaurant, a holiday home or luxury home with the best views in town.
There are incredible opportunities for both tourism and business travel accommodation. Government staff regularly visit Karumba and there is a real need for suitable accommodation.
